Royal Oaks Building Group, LLC.

Scary builder?

Well, we had so much trouble bickering with the Builder over pricing (they had the gall to try to raise the price considerably after they knew we were interested) that we decided not to purchase a home from the Royal Oaks Building Group.  Although they eventually agreed to come down closer to the original price, there were some other issues as well.

We also noticed that at least one complaint had been filed against the builder with the Better Business Bureau (info).  I suppose one complaint isn't bad, and it was resolved, but I personally would not want to have to go to the BBB to file such a complaint.

Their MLS listings were also inaccurate, which concerned me, although this may have been the fault of their listing agent.  For example, the listing for the house we were interested in said it was 2300 square feet with 3 bedrooms down.  However, the actual layout of the house was 2 bedrooms down, 1 bedroom up, a dining room down (which was not listed), and a bonus room upstairs.  The "floor plan" was also inaccurate, as they were planning to finish a different area of the upstairs as the bonus room instead of the one listed in the floor plan.

Given our concern about the accuracy of the MLS listing, we asked for a square footage contingency, guaranteeing that the square footage would be at least 2300 feet, as advertised.  The builder would not agree to this contingency.

There was just a lot of poor communication and understanding of what was actually being done.  The builder's web site, www.royaloaksbg.com, did not list a contact phone number either, which concerned me.  So we decided not to paurchase a home from them.

I was wondering if you were in need for a professional painter. I have been in the painting industry for the past 18 years and have owned my own business for the past 5 years. If there is anyting that you need of any size please give me a call.

You are not alone with your problems and Royal Oaks. They did the exact samet thing to us by raising the price after we were interested. Unfortunately we still bought the house which has been the worst decision we have ever made. Our first house was built by St. Lawrence and it was terrific for the 8 years we lived in it. The Royal Oaks house has had so many problems with everything from water leaks, air conditioning problems, plumbing and much much more.

I would NEVER recommend anyone buy a house from Royal Oaks and this is just not our experience. Neighbors have had very similar issues in the neighborhood and all feel the same way (we complain about Royal Oaks to each other CONSTANTLY). Please save yourself a problem and DO NOT buy a Royal Oaks home! AVOID!!

I made the mistake of buying from royal oaks it was the WORST thing I have ever done. Not only was the sales agent a fool, the listed price was not accurate the builder kept trying to raise it, I made the mistake of going to the office to meet with the owner and had the misfortune of walking in as he was screaming and swearing at an employee using language that I would rather my 7 year old NEVER hear, the abuse of authority was obvious and I felt bad for the guy. I have regretted everyday buying from this company, for many reasons, siding issues, HAVC issues, roofing leaks and all I get from his warranty girl is the run around, she is not qualified to handle this position, she is very short tempered and rude I have had to call repeatedly with the same complaints because the compliants I leave with her NEVER seem to get resolved.

From reading the final entry, I realized that the employee treatment was witnessed by not only other employees, vendors and subcontractors, but customers saw this as well. Having been employed there previously, I was screamed, yelled and cursed at usually on a weekly basis. The owner has no self-control when it involves anger or frustration-or both simultaneously, as the case usually involves. The turnover rate has been over 100% in a little over a year and a half, and to me, that is reflective of the company management. Vendors and subcontractors have a 30-day waiting period before they are able to get paid for their work, and often wait even longer due to...well, I'll leave it at that. If you're searching for a great home building company to either buy from or work for-you may want to look elsewhere.
